Over the past 30 years, property management is being transformed from a low-skill works to a professional service. Building operators need to be upgraded from a house keeper to a professional for conducting knowledgeable and performance-based operation. Building maintenance has also been changed from shut-down basis to condition basis and is more proactive. All the changes are due to the global demand of technological advancement, environmental and social expectation. Hence, it is required to integrate all the things together to optimise the use of resources, achieve multi-tasking requirement and satisfy different needs of industry stakeholders.

Using and analysing big data (data from different aspects and sources within building) to facilitate the adoption of Internet of Things (IoT), connecting the things together under a public networking system, and promoting exchange of information and resources among buildings are some of the strategies in green building management. To facilitate a wider adoption of smart and green building management, establishment of an energy performance database and diagnostic analytics dashboard for identifying the performance enhancements will be a key milestone in Hong Kong commercial buildings.

This Energy Performance Database and Diagnostic Analytics Dashboard is expected to facilitate industry stakeholders to improve operation and maintenance in existing buildings by using and managing building data and information effectively.
